The project is an opportunity to test the optimum scale for a new seaside community that has the critical mass and scale to make it a destination within the Albanian and Greek coastal regions and further afield. This ambition has led us to study a gross built upon the site of about 540,000 m2 of new build development.

The positioning of the building volumes in different formats (high to low-rise) and the idea of retaining an area for a nature reserve was key as it enhances both the new and existing communities, achieving a subtle mix of building types that together respect the flow of the landscape and do not impinge on the coastline.
